On-Site Estate Sale Option
This option works well for estate liquidations when the property poses no significant liability risks from hosting 500–1,000 visitors during a sale. However, if the home has potential hazards—such as stairs, uneven surfaces, missing or non-code-compliant hand railings, limited or unsafe parking (fewer than 30 safe street spaces)—we recommend choosing our Estate Buyout service instead.
Please note that residential properties are not designed for commercial foot traffic, and a home with an open insurance claim cannot be sold during this process.
When conducting an on-site sale, we utilize the property where the estate is located—typically the residence. Our team will handle advertising, setup, display, appraisals, and selling of the entire estate contents on-site. For these services, we earn a competitive commission (typically 35%) based on the total sale proceeds.
ESTATE CONSIGNMENT
This option is ideal in the following situations:
- High-value items are packed away and there isn’t enough time to unpack and assess them.
- The estate contains numerous valuable items, but there’s insufficient time for proper on-site evaluation.
- An “on-site sale” or “estate buyout” is not feasible due to property limitations or other constraints.
With this service, we carefully transport the estate contents from the residence to our showroom, where we host a dedicated two-day estate liquidation sale designed to maximize exposure and value.
ESTATE CLEAR OUTS
This service is typically offered to prepare a residence for the real estate market. It includes the complete removal of all household items and debris, followed by a thorough broom-sweep of the property. If any items of value are included in the clear-out, their appraised worth will be deducted from the overall service fee.
ESTATE BUY OUTS
With this option, we purchase the entire contents of the estate and remove them for resale at our Orinda showroom. The process begins with a photo inventory and detailed evaluation of the items. We then present a fair, competitive offer for the full contents and schedule a convenient pickup.

This is often the most practical and efficient solution for estate liquidation. Unlike an “on-site estate sale” or “estate consignment,” this option provides complete transparency and immediate financial clarity.
